Seconded that you need to make a policy and stick to it.Note; service animals are not pets, in case it comes up down the road for you.

It will be rental ready after paint and staging, which I will pay for and my partner will provide the painting and staging services.

@Phillip Williams If you are looking off island to the US Mainland because you want something that is cash flowing, then you may want to consider working with a full service turnkey company, where they do all the work for you and provide property management. 

I was thinking of providing services to the developmentally disabled in the new home, but still going back and forth with the plan. 

On top of that the rest of the neighborhood's comps are going to drag down the price so low that you'll likely end up with more money into the renovation than the property appraises for.

House hack typically means you live in one portion of the property and rent out the rest.
