My model is to buy properties with cash, renovate, lease and refinance. 

I am obviously talking about a major renovation. 

It takes more than inner city renovations and new restaurants to improve crime and school districts. 

Say if it is a deal to renovate a property and flip for a profit, if the deal goes sour and there is not one buyer for the renovated property, will Realtyshares continue to manage the deal for the investors?    

The question which I will like to ask is; Is it possible to agree with a seller under the seller-finance terminology then turn around, complete some renovations on the property, and finally rent/sell it to another prospective buyer/renter? 

Can I hire the General Contractor that I am employed with to serve as the the GC of my renovation and still oversee the project myself?  

On their web site right now under that property they have this comment: "renovated comparable properties in the area have been known to sell for as high as $90,000"  is that a lie?

I have been through 3 realtors, 6+ lenders (looking for a renovation loan), 3 inspectors and 2 lawyers.

With the bonsai shop owner leaving, we decided to do a full renovation of the downstairs shop.

Though I don't intend to renovate this extensively going forward, I'm glad that I did.
