If your CPA does endorse an S-corp, make sure to ask him about changing your business practices to comply with S-corp rules.When doing distributions, remember to leave enough money in the company account for future expenses, including paying the CPA.If you're planning to dissolve the company, I recommend prepaying the CPA before dissolving.

I believe growing up in a family of woodworkers and handymen has prepared me for these challenges, as I've worked on many houses and projects before and helped build a rather gorgeous 3000 sq/ft log cabin starting from foundation up as a young teen.

@Patrick PhilipThe beauty of much of this business for the investor is that while an investor sees a piece of land with a structure on it in terms of fungible value, a retail buyer sees a home and hearth, a place to raise their children, somewhere to grow old together with their loving spouse, a symbol of their financial competency, a mark of belonging to one class rather than another.

There are some lenders who will lend up to 70% LTV and smallest loan amount (if I remember correctly) is $40,000 (not $1 million).

Yes my friend you "provided" the AC unit ....at least that's what the tenant will rightfully say.....and when it needs continous repairs.....somehow the tenant will seem to think you are responsible.And let's remember if the tenant hurts them selves while installing the unit, .....that you provided.....on your property.....or.......somehow they cause an electrical short......you know who will be held responsible.She of course may tell you verbally she only wants to fix the unit and not use it....but if she won't use it, why is she fixing it up?
