I've slowly been discussing the idea of investing to her and she's completely on board with investing, but she would rather do the comfortable option and use the profits to put into OUR next home.The way I see it, I have several options (probably more that I don't see as well)We could sell and use the entire profits to put into our next home.

When we sell a house, the listing commission is minimal ($250), and is just a minimal part of the seller's closing costs - I make my money off the profit split, not the commission, when we re-sell.Let me know if you have any questions.

I am meeting with a tax person tomorrow to discuss my plans.As far as the capex, I was thinking I should really use the 18000 initial investment number for CoC because I definitely will me saving that money back with the cash flow.

Not only does it give you downside risk management (lots of podcast guests, as well as Bloomberg and other news sources have been talking about weakness or coming weakness in RE markets), it also saves you money by giving you more cash which you can use to pay the loan off early.
