I do respect that because decades of financial modeling have taught me that a DCF analysis depends on so many "guesses" that the end result is a number that looks very precise but the future is rarely going to be very similar to the model.

Do you really want to jump into a multi-unit and then find out that you aren’t getting a deal on the property because you found it on the MLS and lord knows it’s rare to find a deal on that, not to mention the listing agent has inflated the price on the property.

It is so much easier to do deals out here because it is very rare for a lawyer to be involved, everything is handled by the title company and contracts are pretty standardized.
