Does she think she can make a quick buck just because she knows the seller?

If that is the cause, with some fresh air, the smell will go away pretty quickly.

One of my properties has a master lease so the entire building is rented day one and I start getting the entire rent check which makes for a very quick stabilization period. 

I did get my rent checks for 2 months, but then excuses, and I was quick to get her evicted, but it still took close to 2 months to finally get her out as she hung on to the very last minute. 

Quick google search came up with a few things.
