Hi all,I’m hoping to get some advice from those more experienced in real estate and property management.

Currently an investor must own all of the outstanding tax liens since the first auction, and it must be four years since the first auction, before it can foreclose the liens to obtain the property. 

I have begun engaging with several agents on available properties, while at the same time, trying to put the structure in place to support my future acquisition. 

I have solid savings currently,  for down payment on what hopefully will be several properties.

By being open to single family homes as well it really increases your choices, and for us, reduced the cost per door of acquiring our properties.  

I wanted to share a few strategies that have really worked for us when it comes to maximizing ROI on rental properties.

I will start researching the factors you mentioned in the general area I am intending to purchase the property.

You can definitely have multiple 1031 exchanges in a single year (I am assuming these are on DIFFERENT investment properties). 

Don't think you need to buy the first property that comes your way (I did that initially...actually just sold it at a break-even after all expenses).
