Whichever asset class you are looking at, assuming it is a fairly major market, there will be multiple groups (both landlord/tenant reps for leasing and investment sales for buying/selling) that will know the property and the stories behind it.

On a good month of sales I can save 20k+ but on a bad month maybe only like 5kI have 101k saved in the account but I’m hesitant to plunge it all into my first deal, so that’s how I came up with 50k was using half, so that I have some easily accessible cash in reserves for living expenses, emergencies, etc.

You can build with equity and do more of a multifamily product not single family and do much better.
