In a time such as this people try to prey on popular trends or sometimes out and out greed.

Gatlinburg/Pigeon Forge are also very popular and have nearly year round occupancy.

Purchasing fourplexes as investments has become popular by out of state investors recently as well.

This can be a good strategy if you are located in a popular tourist destination or if you are comfortable with the added responsibilities of managing a short-term rental.Nomad: Another strategy is to use the property as a "nomad" rental, which involves living in the property for a year (or more) by yourself with the plan to scale to the next house and turn your current one into a rental.

I do think it'll continue to go up on price due to warehouses being popular with ecommerce and businesses needing them.

Conventional lenders as of 4/1/2023 have moved the seasoning period for cash-out refinances to 12 months so while that was a popular option until very recently, likely won't work. 

With all this said, I know this isn't a strategy that's very popular on BP, in reality we can't predict market values of a new build several years out due to unforeseen industry changes (regulation, interest rates, etc.).
