You may be able to get a good deal from listed properties by being patient and good negotiating.

I looked at over 50 before I bought my duplex in Minneapolis.Just be patient and don’t be afraid to make offers at the number that works for you.

There is nothing wrong with waiting for the right deal  the big guys do it and it is a lot safer that trying to “find a deal” just to find a deal  Be patient 

Maybe the dose of reality is what I need to keep me grounded and patient ;).  

It is a tight market but if you stay patient and use all your resources you can get it done.

BTW this is the same step  up in basis you will get if you're patient and they will the property to you - the tax and depreciation recapture all go away for the heirs.2.

My biggest recommendation is to be patient and not rush into an ok deal just to stay busy.

It's all relative and you have to be patient and adjust your expectations.
