Most agents aren't very skilled at this and they really don't care because they'll collect their commission and disappear.

Lots of the properties being sold aren't panic selling but a rational calculation to say " ok this is a pain and inventory is low, interest rates are low...why shouldn't I sell?". 

This is my first out-of-state investment, and I am really feeling the pain now. 

When they control a larger percentage of the market, it will be like the airlines... fare wars disappeared when the competition dwindled.    

Once they receive notice from the court, the toughest ones tend to disappear rather than stand in front of a judge.Give it a shot.

@Leonel Lerena the seasoning requirements are a pain for sure when you're trying to get out of a high interest rate hard money loan, and for the most part, 6 months is the shortest amount of time you'll find.
