I can imagine it isn't a dry cut process for every house but if there is a method or a few methods that seem to be more successful I would love to know.

Hey DaveI've worked on both the sales and processing side of short sales and in my experience it depends on the processor/lien holder for the home, it can be within a week and sometimes up to a month.

@Brandon Thurman  at the point of the rent raise I would have said to them that you will raise rent on an ongoing basis and that you would understand if that put them in a position where they had to move.
