I was actually noticing that while searching around, MF were pretty scarce but i have no problem adjusting my strategy to incorporate SFRs as there were a few that looked promising. 

I get notices for Lakewood in other states (not sure how to change this) and not Lakewood CA where I live.

However, now that I know it's a thing I've noticed similar cracks in plenty of other surrounding homes. 

How much notice should the tenant give if they want to stay longer than a month?

The first thing to do when you're not paid rent is to send a Notice To Quit/Cure. 

Not only are there fewer friends this way, but it takes much longer to get to where you want to go.Trying to ride just one bus, and expecting to get to that magical destination, is hard and expensive...and you as you notice all those other buses that pass you as you walk, you start rationalizing that they are too expensive to ride, and they all are probably going to the wrong destinations,...even the ones that are clearly marked that are going to where you want to go.Second, the answer to your main question, is "both".

I'm fairly sure that landlords are able to give notice to evict if their intent is to sell, however the California legislature has added the caveat that the buyer must occupy and not use as a rental.
