Bonus if you can recommend a mid/large prop/asset manager as well!

If your cash flow is break even and the market tanks, if you're over leveraged you're in trouble if you don't have a big source of income as now you've got money going out to all those mortgages all of a sudden instead of coming in.It's kind of like having a job with normal life expenses...do you want to have a job where it just barely covers expenses with the chance for a huge bonus, or one that exceeds it by a bit with a smaller bonus potential? 

I have never offered a bonus for signing.

The bus stop will likely be an added bonus for new tenants at your property that may have difficulty walking to other stops further away as well.

As a bonus, I could get their opinion on the state of their town and market. 

I've offered him a cash bonus to be out by the end of the month.  

I also want to incentivize the PM to get all of the rents by basing bonuses on their success.  

I have also heard of landlords giving tenants a break on rent when they are selling or offering them a sales bonus when it sells.

As far as education goes, there is plenty of information on the podcasts and forums to help you learn some of the ins and outs.If you are switching jobs to commission or where you receive tips, bonuses, etc.

Other investors there would have to have people they work with...bonus they can tell you who you should stay away from as well.
