Unfortunately, investors purchase based on the glitz of an investment and are often attracted to good sales pitches, high returns, guarantees and the sales pitch, the returns and the guarantee are all too often gone when they are needed most.  

CoC is my main measure, but I use the 1-2% rule to decide what I want to consider researching further for rentals.

I am mainly focused on flipping single family residential properties at the moment.

I have money saved up, 15k, that I am looking to use to purchase my first property and my credit score is ok at 670. one of my issues is my credit utilization due to credit cards I took out for my business that I maxed out and I also have student loans.now fast forward, I want to get into house flipping and later on buying and holding, probably 5-10 years from now. i have done a lot of research on loans I could utilize including the fha loan which seems to be the most attractive to me however I am aware that I would have to stay in the property for a year before I can do anything.

I want the house as an investment but I'm willing to do a 1031 with my main property if I can't find a better option in order to get it. 

The market has definitely gotten hotter, cap rates have compressed, and more and more people continue to overpay just to "get in the game" which makes it worse for everyone.That being said, we continue to find deals that meet our strict criteria and project very attractive numbers for our investors. 

We still have to remodel the rest of the house and deal with rotten window and baseboards etc in some rooms on the main level.

Instead they won't an easy & safe way to park their money.The main thing you (or anyone) considering investing out of state (especially as a novice or beginner) is that it's not really that complicated to buy out of state.

Congrats on the twins, typically better location attracts Better tenant, where as upcoming neighborhoods doesn’t, so your exit strategy comes into play.
