I think there was a law passed some years back that basically said escrow has to actually perform the service before it can charge for it, things got better but one wonders why they can't just include everything in the base fee.

A lawyer probably isn't the best person to tell you how to develop a business plan for real estate- they're in the law business, after all, not the real estate biz ;) To know what are effective strategies requires being directly active in the business.You may well be able to garner enough info here on BP to help you with your items #1 and #2 above.

Depends on how you represent the deal in getting the distressed or depressed sale price, yes, you could break laws and yes you could act unethical, but you don't have to do those things.Wealth Intelligence Academy, (LOL, who thought of that one?)

Usually as long as you keep the use the same, i.e. keep it a multifamily, you are able to keep the protections of the preexisting use (please check with local laws/ordinances as I am not a lawyer).
