Also thinking the poured in place option vs poured upside down then installed later,,,to be an easier one man band operation,,,more forgiving IF walls are imperfect. 

Or of a good ways to do a lease option for me to get my first house, and possibly sell down the road/couple years later?

DO NOT WORRY ABOUT IF or HOW MUCH YOU GET PAID FOR BRINGING THEM THE FIRST DEAL OR TWO - you will learn first and make a lot of money later! 

Then as few years later, we refinanced our house and IIRC the fourplex - and bought the 52 units. 

Contractor said it would take 30 days, 6 months later and more excuses.

Hi James... it seems that if they are still building then your most favorable deal would talk to them sooner rather than later in that the the developer can use your land for certain Zoning parts.. parking.. fire access etc. allowing them the maximise the best buildable area for homes.  

No way I would flip inside it, then have buy and holds inside it later.  

Putting together a team for that but for much later. - SFR was purchased for $10,500 including tertiary costs.  

Since I am just starting out I would like to keep it generic at the moment and branch out later.
