Google "skip tracing" and hire a virtual assistant or call center to start dialing any property that last transacted for under a certain price point.

It's a historic house and I turned it into a multifamily, got the rehabilitation certified by the NPS so I got a bunch of tax credits, and it's been a cash flow cow for the last two years.

I recently bought a flip house and upon starting on the house I was shocked when we had no water.The neighbor of the property was sharing his well with the house, he and the deceased owner had a verbal agreement, nothing was filed. 

But the one I'm working with has served me really well even though I have not  yet signed an agreement with her.  

In our application, I ask for the employers name and number as well as the prospective tenant's boss's contact information.

For the last 6 months I have been running my own deals to ground and have come close on a few larger multifamily deals (killed by the rate environment).

I have had the pleasure to work with some outstanding agents over the last couple years and while they are all doing well, they fail to develop the kind of gravity you would expect to see from their completley different level of skills and performance.

Low growth for appreciation as well. 

While I sold my first rental, all of the others have been bought (and I sold one this year) within the last 9 years. 

Some conventional programs go up to 50% DTI as well.
