Looking for additional data points and insights on cash flow (rent to price ratio), cost of purchase, rent demand, income growth, appreciation etc… What class of properties present the best investment opportunities in both markets.

Sometimes what we do is go to edit (In the accounts section with the HELOC selected) and under visibility hide it from net worth calculations. 

But if I could do it again I would buy a duplex to quadplex and take advantage of the ability to buy it with little or no money down (VA or FHA if eligible) and have started collecting rent much sooner.Advice I wish I had gotten earlier would definitely be accounting and tax related.

Hi Steve,You could put a second position loan on it - like a HELOAN but this will be based off of income/tax returns.

We have all the same rules and procedures and use QBO for as our accounting software with all forms of payment accepted- online, ach and regular mail.We encourage communication. 

I feel like this is a solid deal and there is enough income from the property to pay for financing as well as leave me with a substantial cash flow.

A perfect skillset besides real estate, contract for deeds in particular, would be a knowledge of lending laws, and of course Employee Retirement Income Security Act or 1974 (ERISA).   

(It is more costly though)     I gave my cpa my income & expenses per property he said that’s not enough.
