Do you guys have any tips or advice to give in regards to financing, property management, or other loopholes I might be missing?

The story sounds appealing, house hacking with someone who won't be around much and somewhat makes sense for a truck driver as it is cheaper than a hotel. 

I am brand new to BiggerPockets so any advice or tips on this situation would be helpful.

Since I've received many good tips from everyone, I've done more research and have three other vendors to call on Monday.

@Cordell Critchell In @David Krulac's book, he mentions some great tips about developing rural ground, like trying to use the existing roads, instead of paving your own in order to save money while splitting the land.
