Looking for an SF or duplex to rehab and owner occupy, with some hidden value (eg. potential to finish basement, create a bd, add accessory dwelling, etc),  and potential to BRRR in the long run.

Can anyone help me with a quick overview of how to wholesale deals off of MLS?

I wouldnt worry so much about logistics (use of Tenant Cloud), I'm just wondering if what you described, there is something hidden.

We do a lot of leg work to find the hidden gems!

I think it boils down to this: Anyone can follow instructions.

The 50-year hardwood in the bedrooms don't have the same type of marks, even with ten times the amount of usage over the years.In the future, put a clause in your lease instructing tenants to place furniture pads on all furniture, and be sure to point out that clause to new tenants.  

We instructed them to have their attorney contact our legal department it eventually fizzled out once they realized there wasn't a payday in their future.
