If it’s an electric water heater and it appears in good shape, you can simply replace the heating elements and thermostats.

Most apartments and fourplex in my city include water and garbage (many even include heat).

Also if they call for anything other than an emergency which will be spelled out (water gushing on floor, electrical outage, water outage, heat outage etc) they will be charged.

House does not have central air and heat I’d have to do the duck work.  

@Sandra Pinzon I think most land lords in Chicago include the heat (gas) if you have a central boiler.

My question is: Does it matter how I heat the back porch?

On Thanksgiving, the boiler ignition switch required replacement, and as they were away, I went over to ensure it was done so they would have heat when they got home.

All the while you’re discounting the tenants rent or paying for them to stay in a hotel if it’s hot water or ac or heat until you use someone else that can fix it the same day. 

Rents would be 2000+2650(util inc)+1200=5850I owe about 360k on the Mtg in NYNY Expenses: Mtg-1700, Taxes-650, Ins-200,Heating Oil-200, Cable/Internet-150, Water-200, ConEd-500, Landscape-150, Supplies-100 = Total of 3850 Leaves me with +/-2000 in profit.. and realistically , after the Tampa mortgage payment is made, I have $400 left over every month.

I'll speak to the morning ritual........my morning routine is A1.....and has helped lead to my overall success........I'm up at 430......pray....meditation.....affirmation notebook and gratitude journaling......Journaling...... off to the gym....I actually have a night routine that I just started as well.......yoga then 25 mins of reading a physical book......
