@Lina Bibikov I'm sure you'll get lots of advice here, but I've never been a fan of assigning debt to a property just to buy more property with more debt...easy to get over leveraged and kill your DTI...limit any more loans for some time unless you have healthy cash reserves or take on OPM...There is more too this...and as a side point, I think most of us would need to know more about the deal to offer an informed response.

They made us have our RE license so everybody is properly trained and qualify to address investors and sellers, (even though you really don't need the license to wholesale) .I Was able to almost triple my income in the first year and along with the knowledge I have gained and now on my now second-year, I'm projecting to already 5x this one also on track to get my first income-producing prop. and in the process of moving from my own house and renting my current as well,  PLus all great connection and valuable feedback when people see you are an asset in this industry you get multiple requests to partner So, possibilities open up.
