My long-term goal is to buy properties that need to be gutted anyway in walkable/bikeable/wheelchairable areas and rehab them to be handicapped accessible, then work out lease option agreements with people and families who might have trouble being an active part of other communities.

The law just went into effect two weeks ago, so there's still a lot of figuring out to do, but the thought is to have a nonprofit that acquires, guts, and rehabs the houses to be handicapped accessible, and then works out lease option contracts with purchasers with disabilities to sell the house for close to the cost of the rehab even though it's worth more than that.

For example, if I wanted to acquire homes that needed to be gutted anyway, rehab them to be handicapped accessible, and work out lease option agreements to help people buy homes, could I limit people I'd sell/rent to in FAVOR of people with disabilities?

I might also figure in a 7% vacancy factor just to be more conservative.These are the expense numbers that I got...2012 Real Estate Taxes $6,962Insurance $4,800Gas $5,040Water $1,092Sewer $3,200Electric $720Trash Removal $1,200Landscaping $240I also added in my own numbers of $625/unit ($5,000) for reserves/maintenance.I should also point out that my gut says this would get appraised at around a 9 cap.

The first one I had come out gave me a quote of 43K which is ridiculous, the house is not being gutted and redone, its replacing and repairing the usual, carpet, cabinets, flooring, vanities, doors etc.,.

Apparently, at some point after the former owner left the place, some pipes must've frozen or otherwise burst and there was major water damage to the kitchen, which has been completely gutted down to the studs.
