I don't think you will realistically get two cars in the garage, especially with the door swings as drawn.

Depending on your budget, you should be able to tick some or all of the following boxes: VIEWS, convenience of location (Close to restaurants and coffee), quiet, nearby trails, amenities (golf, gym, pool, etc), and of course the normally desired quality and size of home/furniture/etc.There are condos that can be rented nightly, priced under $300k.

If they do, please have them call me:)Your swing in value for the property,unless significant improvements have been made, will raise eyebrows as well. 

Have had only one real issue with them and Greg called himself from the golf course :) to assure us it was being handled.

The income goals I previously mentioned are for when they call home asking for money, plus I want something left over.I somehow transposed two numbers when telling my lender the amount owed on my house (I listed my mortgage at  X75 instead of X57) so there's an $18K swing in my favor (I've probably been staying up too late researching everything).  

You might also throw in a few option to purchase contracts good for a few years if you can swing them. 

The patterns so far are eluding me.Someone mentioned school districts which is important in any area for home values, but much of my research suggests in these areas of Durham there are big swings even within the same school district (on the same block!).

It never hurts to verify that is a good market value for rent (and they didn't just swing someone coming in and paying higher than what it should really bring in) through a CMA or something, but you should know the rent for sure ahead of time.

Phillips) I think finding a house with the appropriate proximity to golf and Disney which when marketed correctly should be able to secure 3-4 months from a snow bird and 2-3 months of summer rentals from families in town for Disney.
