If you built to sell right away, did you have an architect design the home or was a buyer lined up before-hand who designed their home?

We give them a handful of documents along with the lease (i.e. a lead disclosure and what not) and also leave a "move in gift" which is mostly cleaning supplies, a cheap plunger and the like (hint, hint).

I get in there and they painted , designs on the walls , all the trim pink , and purple .

Just find an architect who has small multifamily experience, design your three units, and move ahead, forget the other property, you could be waiting and miss the market.My thread outlines the development process on a small project similar to yours from your description.

Why not design your floor plan in 2' increments?

I don't design my own kitchens.

Instead I locked in a contract last night to build a pool home and am now designing my 5th build for this year starting today to hopefully have it under construction by October. 

Savings is best and depending on the type of loan (usually FHA) there are restrictions on family loans (must be gifts)
