You're just going to have to generate more leads/deal obviously.

@Zach Mitchell @Elizabeth Wilson Understood - My questions are from the perspective of online lead generation, where we know the person is looking to sell their house quickly, so they are a motivated seller - not the driving for dollars approach (which, as Zach stated, I agree those leads are of very low value individually, since it is a lot of guess work).

I assume it means you need to wait around a year or two generate a positive rental cash flow and appreciation and then take a loan on that equity ?

Referral, reias, bigger pockets, sphere of influence, The absolute key I think any top agent will tell you, regardless of how the generate business, is Consistency. 

I will have about 15-20k saved by august and I'm eager to invest it in the hopes of generating more income.

Hey everyone I'm a new REI from South Florida and I'm curious to hear thoughts on the market right now from those of you who have been successfully rehabbing and flipping or using BRRRR to generate cash flow. 

If it's in a blighted area the opposite will happen no matter what you as an owner do.When a new owner takes over from the previous one they have to generate a sustainable ROI or its won't turn out so well.
