My biggest recommendation is to write down all of the "Use cases" you would like and then determine which software actually works better for you personally. 

So the $$ to buy the points down looks enticing... plus if you factor in the cost to refi in the future (approx $2500) if the rates drop...

This is by no means to brag but I am living out my vision of being business owner, building long term wealth at a young age through real estate and having the freedoms to create my own schedule and building for the future for myself.

The more experienced RE investors that I know in San Diego are not purchasing rent ready units off the MLS in San Diego.  

I used to rent 2 apartments on my property, but after Unit 2 tenants left in May of 2023, I decided not to re-rent Unit 2.

Michael,There are Insurance companies that will write Dwelling Fire policies for rented 1-4 family homes that are owned by an LLC. 

They are understandably nervous about the future and their housing security.

What I'm wondering is can we have these 3 properties qualify as a business, with all the write offs that come along with owning a rental business.
