If you decide to cover, make sure something in the contract stipulates you will cover up to xxx amount.

I have an apartment that is set up as a 55+ complex historically but there is no deed restriction requiring it to be maintained as a 55+ complex. 

Hi everyone, a close friend and I are partnering up to get into real estate investing.

I thought I was getting an amazing deal but what I'm ending up with is; essentially locked into closing on house where everyone expected the current tenant to leave cooperatively however, he is now planning to stay indefinitely without paying rent until getting evicted.

In those cases, the listing brokers are selling to their client list and end up on both sides.Smaller deals up to 30 or so may show up in Loopnet, Crexi, MLS, local commercial exchanges, etc. making it easier for buyer brokers to help identify properties. 

i have the current rent rolls & yearly expense report so far. however, i would assume they will require much more. as i have never approached a hard money lender, i would appreciate any advice given. im in texas by the way. thank you

Some of these cheaper vacant land properties get bid up 700-800% over the lien amount because there was a decent chance you could get the property .
