I think if you buy a duplex rent out the other side and then rent out one of the rooms then you will be living basically for free in one of the fastest growing cities in the US and you will be rewarded for it considerably, if history is an indication of the future. 

If people want to take on more risk /reward, then offer a split, but make it proportional to the amount of funds put in. 

Renting out of state has rewards but is also challenging finding a good team to help you acquire and manage property efficiently.
