I was buying at better prices and interest rates up to 5 percent a few years ago.

I fear that it may have been comped and priced based on single family homes which would explain why it's off.3.  70 percent deals don't really exist in San Antonio on the mls (and are hard to come by even if you are doing direct to seller marketing)4. 

@Michael FacchiniThanks for the input I guess what I’m asking is…. if you buy a mixed-use building that’s zoned commercial, but has around 70 percent of the sq foot as residential, do you need a zoning change to residential to purchase FHA 3.5% down? 

Will i get my money back , and what percent extra, when i finally sell...??

@Brent Coombs he got a return of investment of 15K in 6 months plus return on investment of a few hundred percent both of which are awesome so only praise from me in regards to the deal.

S&P 500 is passive, low cost of entry, and has a lifetime return of almost 10% per year. 

I expect the inventory to slowly creep up, as interest rates race to back to above 3 percent.

Only if he's lived in it of course. anyway, looks like it hits the one percent rule!
