Would be nice to also have the ability to rent it out short term (AirBNB, etc) but this isn't totally necessary. 

Long story short, they have very little commercial experience and even less experience in understanding the companies that occupy their properties.

@Timothy Swaan My plan isn't overly complicated, but I think where most people fall short is simply not CONSISTENTLY following their plan year after year! 

We're 70M homes short, by historical ratios.

The guy was expecting something like 40% down based on talking to other folks buying commercial real estate (not of the mobile home park variety), so was super happy with 25% down, and then I had bigger pockets open in my other browser tab, and here we are.

We've had a lot more success with good old fashioned cold calling, response rates are lower (5-10% nationally) but you don't have your accounts being shut down every day.

Thanks for the reality check, glad we didn't do it since we moved out and fully rented out the triplex shortly after.

They are running at 66% occupancy which is good, but they would need to be near 90% occupancy which won't happen to make the numbers work.Keep in mind we are in Iowa in the Midwest.
