I don't know how in this day and age, someone showing properties won't put it on FB/Zillow (Zillow then propagates to Trulia and another site), Apartments.com, etc.

It's great you are starting real estate investing at such a young age.

Also, depending on the age, layout, etc., of the property it may be better to establish a RUBS system or implement a flat fee.
