I want a linear market because inflation adjusted appreciation is a gamble, no one knows where the markets going.

I certainly am not looking for a place to sell myself as I do that all day at work, rather I would like to fill in my deficiencies with some of the brilliant people on this site and hope to share some thoughts and experiences as well.My objective going forward is to transition out of sales into a portfolio as an owner so I can spend more time building a family and enjoying life.

If things were so perfect where they were, they should have stayed.Move down here, buy your flowered shirts, and enjoy your drinks on the beach...can't beat it.

That same flexibility that they enjoy goes both ways.Just make sure that your contract stipulates ONLY a 30 day notice. 

In the meantime enjoy the low taxes while you can and put that extra money aside.

The only way I would consider what you are proposing is if the equity from your coop is enough to place enough of  downpayment (think 50% of purchase price) on a small multifamily (think 3-4 family) so that the income from the new property is enough to cover all expenses of the new property as well as the loan (or a significant percentage thereof) on your personal residence.It's a gamble that can break you or be the beginnings of your real estate portfolio.
