I paid off the loan in 2021 (inheritance plus good savings from my job, and April 2022 I decided to get a HELOC do a renovation, and make the house modern and fancy (R&Q select oak  throughout, modern kitchen, took down 2 walls for open space vibe, modern electric fireplace bumpout with cabinets in veneer wood, bar in veneer wood, remodeled master bathroom, Sonos music system throughout the house.

- Replace bay windows and really old wood windows/damaged windows with vinyl windows and other bigger windows- Add ridge vent to the roof- Add another electric meter, install a mini-split AC system, and figure out how to split the heating for 3 units (it's currently shared and baseboard radiator heating is used throughout the house)We are thinking of DIY-ing the painting, and possibly some other things here and there in the kitchen/bathroom but wanted to also get quotes from different contractors to see what we may need help with during the renovation and whether the cost and expertise are worth it.

@Manley Woods Most costs associated with closing, are set fees, not percentages......settlement fees, appraisals, doc prep fees, 1 year of taxes and insurance, etc.
