First, if it's a unit in a co-op, what happens to the whole board approval thing?

Curious what OP ended up doing?

The supposed easier to qualify portfolio loans were as this OP is saying, completely miserable.What I learned alot about is: reserves. 

I ended up buying a studio co-op apartment because it was cheaper than my other options at the time.

For my input to the OP, you've got 3 variables for mid term rentals that will be needing to be addressed. 1) advertising, 2) insurance, and 3) tenant screening.

Apart from the reasons the OP mentioned, some other reasons include: confidentiality, tax and estate planning, portfolio management, etc.
