I currently concentrate on Rentals but am thinking again of getting into wholesaling for capital.The issue I ran into last year when looking into it was with the new Michigan laws as well as title companies not allowing double closings unless the full purchase price is brought to the table by me first as the wholesaler.I understand and somewhat agree with the new laws in regards to disclosure with the home owner and the intentions of a wholesaler.

Full disclosure, all cities have them problems, and I've invested in four major cities, but Detroit seems to be at the top end of problem cities (crime, employment issues, tenants who know how to work the judicial system, bad property managers, etc., etc.).

Currently we are having a difficult time obtaining all the disclosure forms from the HOA and after further looking into the issue we discovered that the HOA although is “operational” in terms of collecting the condo fees, cleaning the common areas, etc.they are not following all the legal formality of a HOA in regards of being incorporated, filling all the paperwork with the state.
