What if in a few months you have a lot more competition because people are now back in the game and bidding on the stuff you wanted?

Considering we are a less densely populated area and everything else I mentioned, what would the scientist in you suggest?

Just looking for some insights with those that might have dealt with trees close to the property/potential foundational stuff.

From what you describe above it sounds like the tenant is just being lazy, a sink is not a garbage to throw stuff away in. 

Fix yourself, get on a solid financial footing, THEN invest so you don't have to panic-sell when the stuff hits the fan....because it always does and like this virus you cannot predict when.Bottom line: buy for value and cash flow.
