The emotions and situations I struggled with because of my losses helped me realize what I wanted out of life for my kids and me.

Watch out for people who are only interested in ripping you off and making emotional sales.  

I'm considering mixed use, although you definitly need deeper pockets as even on desireable retail streets, vacancies take awhile to fill- every landlord is trying to max their per square foot rent as they lock in 5 year leases.

They are emotionally attached to the property and don't want to let it go.

Hi Daniel, you and your wife are obviously kind-hearted people but I think your emotions are getting the best of you and potentially your pocketbook. 

I'll assume you didn't mean to insult me and certain things you said were just a product of emotions bubbled over, and my intentions in this response are also good.
