I am in the process of rehabbing the second house (a 1923- 3 bed 1 bath) now and have come across threaded and capped pipes in each of the upstairs bedrooms and hallway about 4 feet off the ground.

Other than that it's a basic box - 3 bed, 3 bath.  

I hate to burst your bubble but in some areas a green certification is the kiss of death for a new home.  

I really hadn't considered the repercussions of this on it's rent ability, until I imagined lugging a sofa-bed up the steps!

I just needed the original "Letters of Appointment," Death cert, and a personal representative's dead from the estate's attorney. 

I have found a property (3 bed / 2 ba SFR) that I have the opportunity to purchase for $150k and it will rent (great school district and highly sought after area) for about $1,300 / mo. 

The guy who drove up in a Mercedes and walked through your flower bed or your "next door neighbors". 

It's a 3 bed/1 bath unit, in a nor so good area, so no, it is not high end at all.

I was working out the numbers on a few properties in an area I may be moving to and found this:Average price for a 2 bed: £165,000Average rent for a 2 bed: £950/mCan't help but notice that this is quite drastically below the 2% rule... it's less than even the 1%... it's close to 0.5, but how the hell would that be any good?

I could go on about the pros and cons, including some of my personal horror stories, but I won't bore you to death in this thread.
