You can quitclaim to the LLC, but the damage to your intent is already done :sigh:

@Daniel JonesI could see how a clogged vent would cause damage to the dryer, and therefore make you responsible for the damage. regardless of this fact, what does the lease say about such situations?

Thomas Theodore - Take care of general repairs between tenant turnover - carpet, paint touchup, other damage, etc.

I know others use VA and love it cause its cheaper. 

Some buyers are scared of these type of houses no matter what you do; some want to see the extent of the damage via "before" pictures and what was done to correct the issue, with description from the remediation company accompanied by a certificate with the "after" pictures.

I own a duplex in the DFW area, that has hail and wind damage from storm that happened in November.  

Too much soap is normally the culprit but not cleaning off all the food before putting the dishes in will cause the drain to become blocked and bad things happen. 

if my end buyer uses funds from a private or hard money lender will that interfere with me flipping the contract in anyway or potentially cause any problems?

Anyone care to comment on cause?
