I wouldn't make any cosmetic repairs with your tenants in it, unless its a long term tenant and you are exchanging those improvements for a higher rent.

My guess is: they'll be all talk, with NO guaranteed loan terms (until it's too late).There's MANY threads about Lenders supposedly promising certain terms, but changing them (invariably adversely) on the VERY day that signatures are needing to be exchanged!

You need to be very careful about using terms like Investments because it is possible to violate rules put out by the SEC (Securities and Exchange Commission) or NASD which regulates licensed investment advisors and that is a headache you do not need. 8)
