@Steve K.Yes I’ve heard about PTEs.They are expensive and time consuming.

There are some that will do a consumer purpose loan but they are as rare as hen’s teeth.

We're rabidly consuming BP content -- podcasts, books, webinars, videos, blogs, & forum posts -- and other real estate investment educational resources to learn as much as we can.

While driving to and from the property and while working there, I tune into a bigger pockets podcast every single time, get in some sweat equity to bolster the "jump start" into investing, nurture a healthy relationship with my contractor who I intend to employ indefinitely, learning about his strengths and weaknesses, all while taking so many lessons with me into the future.Actively participating in the rehabs is NOT my long term plan, but for where I am at in the journey, I feel perfectly positioned.

It can be a bit time consuming, though.

We've got the management software and maintenance requests set up to proceed with self-managing but getting a new tenant in is challenging and time consuming to plan around with our our W2 jobs. 

I'm currently trying to create a healthy balance of gaining knowledge and taking action.Knowledge- I'm an avid listener when it comes to the BP podcasts, have read a number of books (currently at 2-3 a month) and am currently reading Rich Dad Poor Dad.
