Personally, I think it sounds too complicated. 

Also, when we were ultimately too large for Fannie/Freddie financing, we already had a terrific relationship with our commercial lender and easily moved properties into a portfolio note.The question of how any LLC income is taxed has a number of potentially moving parts and is too complicated for a forum, best referred to a qualified CPA. 

Make sure it doesn't complicate things with your lender, especially if you currently own the building directly 100% and are transferring it to a legal entity in which you only own 50%...

-Stocks: Stocks/ Equities are a bit more complicated than real estate but when done correctly could give you huge gain that are not often seen in real estate.

2 family unit, second floor 4 room 1 bath has 3 rooms rented, 1 room landlord lives in:some complications appeared and landlord wants them all out, as 2 tenants are withholding march rent (had some HVAC issues, no CO detectors etc but all that got fixed within 3-5days).

@Clarence Gong you need to use a specialist , virtually impossible to do it yourself Massively unnecessarily over complicated........find and pay experts to do it for you

You are making this far more complicated than it needs to be.

for those selling right now it sure is a unique opportunity.. i think though also its complicated enough that bigger players / developers /syndictors are going to benefit.  

It takes effort, but it's not complicated. 

It will only result in additional operating expenses, and complicate financing.
