They need to fly right or move on, and they need to compensate you within seven (7) days for the window repair (labor and materials).If it happens again, send them a termination notice.

You do want to keep in mind if the agent is showing you homes, running numbers, and investing time you want to make sure they are getting compensated. 

BOTH have $ value, so yes I expect compensation for BOTH. 

BUT...this does take a very narrow set of circumstances between your and spouse ages, earnings of the business and quality of those earnings, the number, age, and compensation of any employees...If you are considering getting creative, definitely not a DIY activity, it would be worth getting someone involved who can advise on setting these plans up, dealing with the annual disclosures, and if something more complex than a basic Solo 401k - dealing with the calculations.

It shows that you're serious and not just kicking tires, and compensates the agent for the upfront time and gas.

I am not licensed in your state but generally you can have the investor buyer sign a buyer broker agreement that spells out compensation should you be the one who brings him a deal, who pays, how much, etc.
