Tenant screening: Hi everybody, was going over background check for applicant and while looking up a judgment in the circuit courts i notice three cases against him first one was in 2008 for carrying a firearm at the age of 18, second one was for a DWI in 2010, and third one was for a pending trial that is for DWI and carrying a firearm in 2017.currently the applicant meets all my minimum qualifications and am not sure if i can legally deny him due to my finding.

For her the best bet might be to form her own LLC and have the two llcs take the property has tenants in common.

Common real estate statistics like median home price, Average Days on Market, annual change in home value, # sales, # listings, etc.Which statistics can provide clues to how much inventory of distressed (off-market) deals there will be? 

I'd evaluate their management style and way they operate the park (i.e. collecting rent, following the rules and regulations, notices being sent out regularly, etc.).

When letting the tenants know I'll be showing the property (hopefully once) will that notice have to come from seller or me since I'll now have the contract (as it's in 30-45 day escrow?)

Here in Canada, both commercial and residential mortgage have terms less than 10yrs ... the most common being 5-years, so "balloons" and renewals are the norm.As Omar indicated your primary concern should be running your business as efficiently as you can and maximizing the revenue stream.
