It's not cheap but since this is a buy and hold and the paint that WAS there was a single coat of the cheap stuff and not well applied, we figured we'd try to save our investment.For anyone looking at building or looking at painting a structure they've purchased.

I also owned 350 of these not that cheap I was in mine 35 to 40k with total rehab  bought in 2010 to 2012 when prices were crushed .. but that tenant demographic Is simply in my mind un manageable for  long term growth and success. one needs to move up ..

So the best way to get that 2% rule the work is to find something dirt cheap and remodel it.I'm pre-approved for 230k but since it's a duplex I'm able to go higherI'm learning so much!

If you're spending $$$ thousands of dollars on skip tracing that COULD be something to consider but the cost of skip tracing is so cheap that I can't imagine that it would make much sense.
