So I can’t find a simple answer as it’s only one piece of puzzle- as supply and demand have huge impacts.Anyway, the good news is if you are really holding for 10-30 yrs, you don’t have to worry about this (too much). 

Very simple question from someone who doesn't know how to start...how would you invest your first $100K? 

Venmo was very simple but the local bank stopped accepting it.

All you need is to change the insurance you have on the property it should be that simple.

Is there a certain percentage that could be good to used for upgrades (simple upgrades vs major projects) or is it just that you have to know specific costs for upgrades? 

I ran a simple spreadsheet evaluation to include the various costs involved with making this work (image attached).

Wholesaling is simple.Find a motivated selelr, explain in full transparancy what the wholesaling process is (yes tell them you have no intention to buy their house), get the hoiuse under contract then sell the contract.It is THAT simple!
