Thats basically a commercial business loan...just for farming instead of running an accounting firm. 

but yes its a common business practice in many arenas. 

2-4 unit is probably better than roommate hacking due to separation of "friends" from business.

I've started looking at Columbus because my business partners have found success doing Mid Term Rentals there and the returns are solid.

For me it was all groovy with 8 people living in a 4 bedroom house with 4 dogs for a few years, as we were all friends.

To make a really long story short, I have just completed a Short-Sale of a single-family home a business partner and I built in Horseshoe Bay, Texas, right outside of Austin, Texas.Our Operating Agreement states that we are to split 50%/50% of all expenses within the business and treat any unexpected monies due as loans and paid back equally amongst the partners.

I'm not searching for people to tell me how stupid I am and what I should have done.

Start asking now people you know or run into as to what they would be willing to pay. 

I would like to hear the thoughts of other, more knowledgeable people.
