My idea is to buy one of these properties and do curb appeal and lipstick renovations quickly and get renters in the unit.

The main point is that I need a way to boost the income at the front side of the deal by taking some type of action, and then I have a wider cushion if income drops due to market conditions that I can't control.  

I will also throw in landscaping for top curb appeal.
